Part demolition of existing property in St Albans, full refurbishment and extension, providing an open kitchen and lounge. Two additional bedrooms were created in the loft, each with en-suite bathrooms.
Overview
We were initially approached by the home owner St Albans via LinkedIn.
They already had an architect on board, called Anna Bamber of Bamber Miller Architects and was in the market for a local structural engineer to help them with the structural design calculations.
We originally got the enquiry about why engineers prices were quite so varied; so we settled their mind. It appeared that because the drawings were not quite yet finished that each engineer was having to ‘guess’ the design up front which led to a wide range of estimates.
The project began onsite in February 2012 and is now completed [more photos to follow]. The construction has been swift and problem free. We were able to connect with the builders at a very early stage and build an excellent working relationship. Communication has been key to making minor changes as the project has progressed.

Special considerations
Many of the spans were long, and the loads were very high. Buildability was key to the speed of the construction. Much of the original structure was re-modelled to the rear elevation.
